The Mill House is a luxurious converted mill, situated amidst the stunning scenery of the Cowal peninsula and the Kyles of Bute.Ideal for several families holidaying together and looking for luxury group accommodation - perfect for all ages! Set within the 23-acre Ormidale estate with shared access to an indoor swimming pool, tennis court, games room and private grounds.
Sleeps 22 (14 adults).

Overview:

The Mill House has been beautifully converted by marrying genuine traditional materials to the most up-to-date facilities.

The main feature is the spacious open plan ground floor reception area, which opens up from a fabulous kitchen, through the dining area with vaulted ceiling, into a generous living/lounging area. The dining and sitting room areas feature the original exposed stone wall with a large glass archway incorporating the main entrance into the courtyard.

The contemporary staircase in the centre of the arch gives a natural focus and space for speeches or ceremonies! All the reception areas on ground and mezzanine levels are tiled in a natural riven slate which goes beautifully with the old stone walls and new white plaster walls, with underfloor heating throughout the house provided by an environmentally sustainable ground source heat pump.

The large stylish contemporary kitchen area features a granite work surface throughout, twin stainless steel sinks and two dishwashers, two electric ovens, a large American style fridge freezer, and gadgets galore. There’s a kitchen table for eight – expandable to sit a comfortable 12 – and a breakfast bar for up to six. The separate utility room features washing machine and drier, an additional large fridge and freezer, and extra storage. As well as the stunning main open plan reception area, the ground floor also features a utility room, a loo, and a separate TV room-cum-play room with 42 inch flat screen LCD TV with full Sky plus package; this room has its own access to the garden and to a sandstone terrace facing the river.

An additional south-facing sitting room on the mezzanine floor, again with slate floor and original exposed stone wall, gives access through a pair of french doors onto another terrace with garden furniture and to the private rear garden, river and woods.

Catering options are totally flexible, from self-catered, to fully catered, and anything in-between to suit the size of your party and your budget. For special celebration meals we’ll introduce you to Alison Sykora of the Real Food Consultancy – an award-winning cook, a good friend of ours, and a regular caterer at Mount Stuart, home to the Marquess of Bute.

You can walk for an hour within the house's own gardens, and immediate access into the forests and onto the mountains mean this is a fabulous base for walkers and cyclists. A dozen bikes are provided plus a few sets of golf clubs.

Sailing, fishing, shooting, and stalking of the highest quality are all available locally. There’s a 9 hole pay and play golf course ten minutes away above Tighnabruaich. Cowal Golf Club at Dunoon and Inellan are the 18 hole courses in the area that welcome visitors. The owners are also happy to arrange other activities such as clay-pigeon shooting, archery, paint-balling or off road driving - just let them know what you would like to do and they will try to organise it for your group.

Shortbreaks are two or three nights including a weekend, or three or four nights midweek.
All school holiday weeks are treated as high season.

Shortbreak prices for 2 or 3 nights are approximately 75% of full week prices.

Booking terms:

A booking is confirmed on receipt of 25% deposit of the cost of the holiday. Remainder due 2 calendar months before the holiday commences. £500 good house-keeping / damage deposit is required in cleared funds a week before occupancy (fully refundable as long as the house is left in good order).

The rental price includes all heating and bed linen and towels are provided.

No smoking, no stag parties.

The Old Barn can be booked alongside The Mill House, which adjoins the property in the same courtyard and sleeps 22.

Cancellation Policy:

If the Hirer cancels a confirmed booking he/she remains liable for payment of the full cost of the holiday. Upon receipt of written confirmation of the cancellation from the Hirer, the Owner will endeavour to re-let the property and if successful will make a full refund to the Hirer less an administration fee of £55 (inclusive of VAT) and any other expenses incurred in re-letting.

Upon receipt of deposit payment, the Owner will take out a cancellation insurance (at a cost, borne by the Owner of 2.99% of the booking) protecting the hirer against the need to cancel in certain circumstances. The claim, in the event of a claim, is to be pursued with the insurance company by the hirer; failure of the insurance company to pay does not mitigate the hirer’s responsibility to pay.
