The Old Barn is a a luxurious converted steading, situated amidst the stunning scenery of the Cowal peninsula and the Kyles of Bute. Ideal for several families holidaying together and looking for luxury group accommodation - perfect for all ages! Set within the 23-acre Ormidale estate with shared access to an indoor swimming pool, tennis court, games room and private grounds. Sleeps 16 (12 adults).

Overview:

The Barn has been beautifully converted by marrying genuine traditional materials to the most up-to-date facilities.

A travertine marble floor runs throughout the ground floor and offers a stunning contrast to the original exposed stone walls which feature in the kitchen and living area. Underfloor heating from an environmentally sustainable ground source heat pump provides constant heating through both floors of the property.

The kitchen/breakfast room features an original exposed stone wall, large glass archway and door out to the cobbled courtyard terrace. The kitchen cabinets are oak, and the granite work surface, and stone Belfast sink, are complemented by Neff, Gaggia and Bosch kitchen appliances. There is an American-style fridge freezer, single oven,double oven, microwave, halogen hob, large toaster and coffee machine.
There is seating for up to eight around the expandable island unit in French polished oak. The kitchen gives way through an open exposed stone arch into the large sitting room with three sofas. There is a separate TV room seating up to a dozen – which converts into a double bedroom – and a dining room. The dining room table can accommodate eight or be expanded to take 14. There is garden with a BBQ.

The six double / twin rooms upstairs are complemented by a bunk room for children and the downstairs TV room can convert into an additional double bedroom for extra guests, or if a party require a downstairs bedroom for an elderly or disabled couple. Five of the bedrooms have wash-hand basins, and most have king size or super king beds. There is a downstairs loo and shower room, and a sauna. Two other bathrooms, featuring stunning floor to ceiling travertine tiles and corner jaccuzzi baths, as well as powerful showers, are on the first floor.

Catering options are totally flexible, from self-catered, to fully catered, and anything in-between to suit the size of your party and your budget. For special celebration meals we’ll introduce you to Alison Sykora of the Real Food Consultancy – an award-winning cook, a good friend of ours, and a regular caterer at Mount Stuart, home to the Marquess of Bute.

You can walk for an hour within the house's own gardens, and immediate access into the forests and onto the mountains mean this is a fabulous base for walkers and cyclists. A dozen bikes are provided plus a few sets of golf clubs.

Sailing, fishing, shooting, and stalking of the highest quality are all available locally. There’s a 9 hole pay and play golf course ten minutes away above Tighnabruaich. Cowal Golf Club at Dunoon and Inellan are the 18 hole courses in the area that welcome visitors. The owners are also happy to arrange other activities such as clay-pigeon shooting, archery, paint-balling or off road driving - just let them know what you would like to do and they will try to organise it for your group.

Shortbreaks are two or three nights including a weekend, or three or four nights midweek.
All school holiday weeks are treated as high season.

Shortbreak prices for 2 or 3 nights are approximately 75% of full week prices.

Booking terms:

A booking is confirmed on receipt of 25% deposit of the cost of the holiday. Remainder due 2 calendar months before the holiday commences. £500 good house-keeping / damage deposit is required in cleared funds a week before occupancy (fully refundable as long as the house is left in good order).

The rental price includes all heating and bed linen and towels are provided.

No smoking, no stag parties.

The Old Barn can be booked alongside The Mill House, which adjoins the property in the same courtyard and sleeps 22.

Cancellation Policy:

If the Hirer cancels a confirmed booking he/she remains liable for payment of the full cost of the holiday. Upon receipt of written confirmation of the cancellation from the Hirer, the Owner will endeavour to re-let the property and if successful will make a full refund to the Hirer less an administration fee of £55 (inclusive of VAT) and any other expenses incurred in re-letting.

Upon receipt of deposit payment, the Owner will take out a cancellation insurance (at a cost, borne by the Owner of 2.99% of the booking) protecting the hirer against the need to cancel in certain circumstances. The claim, in the event of a claim, is to be pursued with the insurance company by the hirer; failure of the insurance company to pay does not mitigate the hirer’s responsibility to pay.
